How to read a mortgage comparison
Compare the offers on several levels: principal-and-interest payment, estimated total monthly housing cost, upfront lender costs and total interest. A lower note rate does not automatically make an offer cheaper if it requires substantial points or fees.
Interest rate vs. APR
The interest rate drives the loan's interest calculation. APR is intended to reflect the rate together with certain finance charges, so it can help compare offers with different fee structures. The calculator still shows modeled fees separately so the trade-off is visible.
Points and break-even thinking
Paying points can reduce a rate but creates an upfront cost. If you expect to sell or refinance relatively soon, compare the upfront cost with the monthly savings before assuming the lower rate wins.
